Where We Build / Longboat Key

Building in Emerald Harbor

Emerald Harbor is a boating neighborhood on the bay side of the key. Most lots back up to a canal with a dock, and the Gulf beach is a short walk across Gulf of Mexico Drive. Many of the original ground-level homes are now being replaced.

Harbor House is our Emerald Harbor home. We have also studied lots here for buyers before they closed, which is the best time to find out what a lot will and will not allow.

Seawall and Dock

Check the seawall, the dock and the water depth before you buy. Seawall work is a real cost, and it is easier before the house is built.

Lot Shape

Canal lots here vary in width and angle. Setbacks from the water and the street define the buildable area more than the lot size does.

Flood Elevation

New homes are elevated. Done well, the ground level becomes covered outdoor living, parking and storage.

Before You Buy

We will walk a lot with you and your architect before closing and tell you what we see.
