Longboat Key
SOUTH LONGBOAT KEY
The south half of the key, down to New Pass, with Gulf-front estates on one side and canal-front streets on the bay, close to St. Armands Circle and downtown Sarasota.
Building on South Longboat Key
The south half of Longboat Key is in Sarasota County. Gulf of Mexico Drive runs past Gulf-front estates and condominiums on the west side. On the bay side are canal-front neighborhoods like Country Club Shores, where nearly every lot has a dock and Sarasota Bay is at the end of the canal. Many of the original homes from the 1960s are being taken down for new ones.
The same town building department covers the whole key, and canal-front homes like Harbor House are a large part of our work.
Tear Down and Rebuild
Most projects here start with an existing house. Demolition, survey and soils work come first.
Canal Frontage
Seawall condition and dock layout are worth knowing before design starts.
Gulf-Front Lots
Beachfront property requires a state coastal permit along with the town’s. Where the house can sit on the lot is decided early.
Flood Elevation
New homes are elevated. Done well, the ground level becomes covered outdoor living, parking and storage.
Quiet Streets
Many of these are dead-end residential streets. Staging, parking and deliveries are planned so the neighbors are not living in a job site.
Town Permitting
The Town of Longboat Key reviews the plans. We handle the permitting in-house.
