Longboat Key
NORTH LONGBOAT KEY
The quiet end of the key, from Longboat Pass south, with Gulf-front lots on one side and the old village on the bay.
Building on North Longboat Key
The north end of Longboat Key is its least developed stretch. Gulf of Mexico Drive passes beachfront lots on one side and bay-front lots on the other, and the historic Longbeach Village sits near the tip, next to Longboat Pass. It is a short drive over the bridge from Anna Maria Island and feels a long way from the condominiums at the south end.
It is also close to home for us. Our office is in west Bradenton, and Gulf-front building is work we know well. On the bay side, Harbor House is our canal-front home in Emerald Harbor.
Gulf-Front Siting
On a beachfront lot, where the house can sit drives the views and the value. That is settled through a state coastal permit, and we take it on early.
Deep Lots
Many lots run from the road to the beach. The driveway, the landscape and the pool need as much planning as the house.
Town Review
Plans go through the Town of Longboat Key for height, lot coverage and setbacks.
Wind and Salt
Direct Gulf exposure is hard on a house. Structure, glazing and exterior materials are chosen to hold up to it.
Seawall and Dock
On a canal or bay lot, check the seawall, the dock and the water depth before you buy. Seawall work is a real cost, and it is easier before the house is built.
Before You Buy
We will walk a lot with you and your architect before closing and tell you what we see.
