Where We Build
ANNA MARIA ISLAND
Seven miles of barrier island and three small cities. Half of the homes in our portfolio are here.
Building on Anna Maria Island
Anna Maria Island is about seven miles long and never more than a few blocks wide. It has three cities, Anna Maria, Holmes Beach and Bradenton Beach, and each one runs its own building department with its own rules on height, lot coverage and setbacks.
Half of the homes in our portfolio are on this island. We have built on the Gulf, on the bay and on the canals in between, and our permitting is handled in-house by someone who works with all three departments.
Three Building Departments
Anna Maria, Holmes Beach and Bradenton Beach each review and inspect their own projects. What passes in one city is not always what passes in the next.
Flood Zones
Nearly every lot is in a FEMA flood zone, so new homes are elevated. How the ground level is designed shapes the whole house.
Beachfront Lots
Gulf-front property adds a state coastal permit on top of the city permit. We manage both, and we start on them early.
Tight Sites
Lots are narrow, streets are small and neighbors are close. Deliveries, parking and staging are planned before the first truck arrives.
Areas
Where on the Island
Each part of the island builds a little differently. Start with the one closest to your lot.
Anna Maria
The north end of the island, from the Gulf beach to Bimini Bay. Home to North Shore Residence and Sundowner Beach.
Holmes Beach
Beach, bay and canal lots at the center of the island. Home to Coastal Haven and Beachwalker.
Key Royale
Canal and open-water lots on the bay side of Holmes Beach. Home to Blue Heron.
Bradenton Beach
The south end of the island, between the Gulf and Sarasota Bay.
