Where We Build / Bradenton

Building in East Bradenton and Myakka

East of the interstate, Manatee County opens up into pasture, oak hammock and ranch land that runs out to Myakka City. Lots here are measured in acres, and a home often comes with a guest house, a barn, a long driveway and its own well.

There is no seawall or beachfront permit to plan around. The work is in the site: access, drainage, utilities and where the house sits on the land. We run these projects the same way we run a home on the water.

Well and Septic

Much of this land is beyond county water and sewer. The well, the septic system and their setbacks go on the site plan from the start.

Access and Utilities

A long driveway and power to the house can be real line items. We price them early so they are not a surprise.

Drainage and Wetlands

Low ground and wetlands decide where a house, a barn and a pond can go. A survey and a site walk come before design.

Room for More

Guest houses, barns and detached garages can be planned and permitted alongside the main house.
