Where We Build / Anna Maria Island

Building in Key Royale

Key Royale sits on the bay side of Holmes Beach, across a small bridge from the rest of the island. Nearly every lot is on the water, either on a canal or on open bay. Boaters like it because open water is minutes away.

Blue Heron is our Key Royale home. The neighborhood is part of the City of Holmes Beach, so the same building department and the same rules apply here.

Seawalls and Docks

On a waterfront lot the seawall, dock and lift are part of the project. We price and schedule them with the house, not after it.

Open-Bay Exposure

Bay-front lots take wind and wave action that canal lots do not. The structure, windows and doors are specified for it.

Holmes Beach Rules

Key Royale follows the city’s height, setback and lot coverage limits, along with FEMA flood elevation.

Older Homes

Many lots still hold original ground-level houses. Most new builds here start with a demolition and a survey.
