Anna Maria Island
HOLMES BEACH
The center of the island and its largest city, with Gulf beach on one side and canals and bay on the other.
Where We Build / Anna Maria Island
Building in Holmes Beach
Holmes Beach runs through the middle of Anna Maria Island. The Gulf side is beach and near-beach lots. The bay side is a network of canals that open to Anna Maria Sound and Tampa Bay. It is the island’s largest city and has the widest mix of lots.
Coastal Haven and Beachwalker Residence are both here, and Blue Heron sits just across the bridge in Key Royale. We have been through this building department’s review many times.
Canal Lots
Many bay-side lots have a seawall and a dock. Their condition matters, so we look at them before the house is designed.
Height and Coverage
The city limits building height and how much of the lot can be covered. A good plan uses every foot it is allowed.
Flood Elevation
New homes are raised above base flood elevation, with parking and storage below and living space above.
Beach Side
Gulf-front lots add a state coastal permit and turtle-friendly lighting and glass requirements.
